Once you accept an offer, we will do the following, regardless of whether your property is managed: Collect references from the tenants, Arrange signing of Tenancy Agreement, Collect moving-in payment (rent + deposit). We can also, subject to a fee, get your property ready for move-in: Carry out check-in and inventory, Organise Gas Safety Inspection & Portable Appliance Test and Arrange professional cleaning.

Inventory & Check In
It is best practice to complete an inventory check-in and check-out report. This record of the contents and condition of your property would then be supporting evidence for managing the end of tenancy and deposit process

Inspection - Semi Annually
Both Landlords and Tenants can benefit from our Interim Reports service which can be arranged once a Tenancy is underway, at an appropriate interval to suit your requirements. An Interim Report will detail any changes in the condition of the property’s fixtures and fittings. This can alert Landlords to any damage that may have occurred due to faulty equipment, such as a leaky washing machine or perhaps possible mistreatment of furniture or carpets.

Inspection & Check Out
A check-out report should be completed on the last day of the tenancy. Each tenancy should have its own unique inventory check-in and check-out report. In the event that you wish to make deductions against a tenants deposit best practice would be to have a unique inventory check-in and check-out report for that tenancy.
